Can you help me find a home to put on a lot?
Yes! We are a licensed manufactured home dealer and work primarily with Clayton Homes through Clayton Homes Middlebury. We can help you purchase a brand new Clayton home and coordinate having it set up on a lot right here in our community — making the whole process as simple as possible. Are there rental homes available in the community?
Baroda Estates is a 100% tenant-owned community — all homes are owned by the residents themselves. We do not offer rental homes. To live in the community, you would need to purchase a manufactured home and then lease a lot from us. If you're looking for help finding a home, feel free to contact us and we can point you in the right direction.
What is included with lot rent?
Lot rent currently includes trash removal, water, and sewer — so you can budget with confidence knowing those essentials are covered. Lots also include utility hookups and access to the community grounds. Contact us for full details and current pricing.
How do I apply for a manufactured home lot?

What school district is Baroda Estates in?
Baroda Estates is located within the Lakeshore School District, which is widely regarded as one of the top school districts in the area. This makes our community a fantastic option for families with children.
What recreational amenities does the community offer?
Baroda Estates has a large central grass recreation area as well as dog walking areas at the end of each street that connect to two additional grass rec areas on each side of the community — great for pets and families alike. Just across the street from the south rec area is Baroda Village Park, which features a basketball court, tennis courts, a playground, and a pavilion area — all within easy walking distance from the community.

What are the lease terms for a home lot?

When is management available on-site?
Management is typically on-site Monday through Friday, 9 AM to 5 PM, with a lunch break from 12 to 1 PM. Appointments are recommended for meetings and weekend visits.

All units are 8 feet tall with roll-up doors (approx. 7 ft. door opening height). We offer two types of storage to fit your needs.
Our facility features 7 storage buildings in total — 2 climate controlled and 5 standard — giving you plenty of options to find the right fit.
🕐 Gate hours: Open daily 7:00 AM – 9:00 PM, closes automatically on a timer. No personal access code needed during gate hours.

Once inside, each individual unit has its own roll-up door.

How do I access a climate controlled unit?
Climate controlled units are housed inside a 50'×150' secure building. To enter, you use a personal access code at one of 3 walk-through exterior doors located on the left, middle, and right sides of the building. Once inside, each individual storage unit has its own roll-up door. Note that the building entrance doors are walk-through only — vehicle access is not available for climate controlled units.
What are your storage facility access hours?
Our storage gate is open daily from 7:00 AM to 9:00 PM and closes automatically on a timer. These hours work well for most customers. If you have a special need outside of those hours, just reach out to management.
Is the storage facility gated and secure?
Yes. Our storage facility is gated and operates on an automatic timer — the gate is open daily from 7:00 AM to 9:00 PM and closes automatically after hours. Since the facility is accessible throughout the day, renters typically do not need a personal access code. If you have a special circumstance requiring access outside of those hours, please contact management.
Do you offer month-to-month leases?
Yes, we offer flexible month-to-month rental agreements for our storage units.
Can I store a vehicle in a storage unit?
Our 10×20 units are suitable for standard vehicles, and our 10×30 and 12×30 units work well for boats, trailers, and larger vehicles. Please contact us to confirm size requirements before reserving.
What is required to rent a storage unit?
You'll need a valid government-issued photo ID and first month's rent. A security deposit may also be required. Give us a call or fill out the inquiry form to get started.
What is the difference between climate controlled and standard units?
